“Spruce Up offers financing for both the purchase and the rehabilitation of the home in one loan.”
Home$tretch DPA Loan Product
“These products assist borrowers with their down payment, closing costs, and prepaids. $15, 000 maximum loan amount. May be used with the First-time Homebuyer and Spruce Up products only. Due upon sale of the home, refinance or 30 year maturity.”
Amortizing DPA Loan Product
“These products assist borrowers with their down payment, closing costs, and prepaids. $15, 000 maximum loan amount. May be used with the HFA Preferred (with MI or no MI) and Advantage products only. Fully amortizing, low monthly payments.”
Advantage Loan Product
“The Advantage loan product offers a 30-year fixed rate mortgage. No first-time homebuyer requirement. May be used in conjunction with the WCDA MCC Program.”
HFA Preferred Loan Product
“HFA Preferred loan product offers a 30-year fixed rate mortgage. No first-time homebuyer requirement. Manufactured homes are allowed under the HFA Preferred product. May be used in conjunction with the WCDA MCC Program.”
Mortgage Credit Certificate
“The MCC Program is a first-time homebuyer tax credit program. With an MCC, a qualified borrower may obtain a credit toward their Federal income tax liability. The MCC tax credit is a calculation based off of the mortgage interest paid.”
Workforce Ownership Deed Restriction – DPA
“Down Payment Assistance for households who work full time locally and earn at least 75% of their income locally, up to $200,000 may be available for down payment assistance to purchase a market (not deed restricted) home. In return for the financial assistance, the household is required to record a permanent Workforce Ownership deed restriction.”
Workforce Rental Deed Restriction – DPA
“Down Payment Assistance (up to $100,000) for buyers (businesses, individuals, etc.) who seek to purchase a market unit and rent it to a member of the local workforce. These units may not be owner occupied. In return for the financial assistance, the buyer is required to record a permanent Workforce Rental deed restriction.

Home$tart Program

Native American Homeownership Initiative (NAHI)
“Through our Native American Homeownership Initiative (NAHI), eligible households may receive up to $15,000 for down payment and closing cost assistance. You must apply through a member institution.”
Single Family Housing Direct Home Loans
“Also known as the Section 502 Direct Loan Program, this program assists low- and very-low-income applicants obtain decent, safe and sanitary housing in eligible rural areas by providing payment assistance to increase an applicant’s repayment ability. Payment assistance is a type of subsidy that reduces the mortgage payment for a short time.”
