NC 1st Home Advantage Down Payment
“If you are a first-time home buyer or military veteran and qualify for an NC Home Advantage Mortgage™, you may be eligible for $15,000 in down payment assistance with the NC 1st Home Advantage Down Payment.”
NC Home Advantage Mortgage™
“For both first-time and move-up home buyers, our NC Home Advantage Mortgage™ provides qualified individuals with stable, fixed-rate mortgages and down payment assistance up to 3% of the loan amount.”
NC Home Advantage Tax Credit
“The NC Home Advantage Tax Credit enables eligible first-time buyers (those who haven’t owned a home as their principal residence in the past three years) and military veterans to save up to $2,000 a year on their federal taxes with a Mortgage Credit Certificate (MCC). This leaves you with more money to put toward your mortgage payment.”
Down Payment Assistance: Community Partners Loan Pool (CPLP)
“Borrowers can receive up to 25% of the sales price or a maximum loan of $50,000, whichever is less. Our assistance is provided as a zero interest, subordinate loan that must be combined with an NC Home Advantage Mortgage™ or a USDA Section 502 Direct loan.”
Shared Mortgages with Habitat: Self-Help Loan Pool (SHLP)
“Through the Self-Help Loan Pool (SHLP) program, the NC Housing Finance Agency offers up to $50,000 in shared mortgage financing to assist eligible borrowers purchase a home built or rehabilitated by a participating Habitat for Humanity affiliate (SHLP Member).”
Homeownership Assistance Program (HAP)
“The Homeownership Assistance Program provides down payment and closing costs assistance to first time and first generation homebuyers for the purchase of a home, to be used as the primary residence, within 16 counties Most Impacted and Distressed by Hurricanes Matthew and Florence.”
Homebuyer Assistance Program
Both of the City’s homebuyer assistance programs are for first-time homebuyers earning no more than 80 percent of the area median income. Maximum assistance: Loan greater than $30,000.”
Enhanced Homebuyer Assistance Program
Both of the City’s homebuyer assistance programs are for first-time homebuyers earning no more than 80 percent of the area median income. Maximum assistance: Loan greater than $60,000.”
Down Payment Assistance Program
“The City of Durham Down Payment Assistance (DPA) Program provides assistance to low-income persons and families for the purchase of a home, to be used as the primary residence, within the City of Durham.”
Home Ownership Assistance Program
“Working in tandem with City’s goal of providing affordable housing to its citizens, the City of Winston-Salem’s Homebuyer Assistance Program provides financial and technical assistance to first-time homebuyers with incomes less than 80% of area median, adjusted by household size. Maximum assistance up to $14,800 or 20% of the purchase price, whichever is lower; assistance amount is based on an underwriting analysis of borrower’s income, assets and purchase contract.”
City-Wide Homebuyer Assistance Program
“The City-Wide Homebuyer Assistance Program provides affordable homeownership opportunities for very low-to-moderate income buyers, providing deferred, low-interest loans to reduce out-of-pocket costs for a down payment, closing costs, and pre-paid expenses. The City-Wide Homebuyer Assistance Program shall apply to all properties outside the Core City.”
Core City Homebuyer Incentive Program
“The Core City Home Buyer Incentive Program provides a down payment/closing cost incentive to encourage homebuyers at all income levels to buy homes in the defined areas of the Core City, thus encouraging greater income diversification within the Core City. Assistance amount is $7,500.”
Homebuyer Assistance Program
“Clients are eligible for UP TO $7500 for the down payment and closing costs of the purchase of their first home that must be located within Gaston County. This assistance is a soft-second mortgage, forgiven after 5 years.”
Homebuyer Assistance Program
“The City of Fayetteville Purchase Assistance provides up to $20,000 in assistance for down payment, closing costs and gap financing as a forgivable loan at zero percent interest. The home must be within the city limits of Fayetteville.”
Homeownership Down Payment Assistance
The Homeownership Down Payment Assistance Program focuses on qualified families that fall below 80% of the area median income but are capable of qualifying and repaying a first mortgage. The property must be located in the Jacksonville City limits.”
Down Payment Assistance Program
“The Down Payment Assistance Program provides housing opportunities for qualified, low-to-moderate income tribal members. This one-time assistance affords tribal families an opportunity to purchase decent, sanitary and safe housing. Down payment assistance in amounts ranging from $10,000 to a maximum amount of $20,000 are available to approved applicants. The amount of assistance is based upon the applicant’s household income.”
House Charlotte
“House Charlotte offers deferred and forgivable loan options for qualified potential homebuyers. Up to $80,000 in assistance can be used to cover down payment, closing cost and interest rate buy down.”
Acquisition, Rehab and Resell Program
“The City of Charlotte recently launched the Acquisition, Rehabilitate, and Resell program to preserve affordable housing in our community. Homes are purchased, rehabilitated, and then resold at affordable prices to qualified homeowners in the House Charlotte program and/or those working with our nonprofit partners.”
Doorway to Prosperity
“Doorway to Prosperity is for eligible House Charlotte homebuyers purchasing eligible homes at Citiside on the Plaza (a neighborhood in Charlotte), using an approved lender. Doorway to Prosperity program-approved lenders offer between $7,500 and $30,000 in down payment assistance.”
NeighborhoodLIFT Program
“It provides eligible homebuyers with $15,000 in down payment assistance on qualified properties ($17,500 for veterans and service members, teachers, paraprofessionals, law enforcement officers, firefighters and emergency medical technicians). Property must be located in Mecklenburg, Gaston, Rowan, Cabarrus, or Union County.”
Downpayment Assistance Program
“This program provides down payment and closing cost assistance up to $10,000 to eligible first-time home buyers.”

Unifour Consortium Down-payment Assistance Program
“The Unifour Consortium Down-payment assistance program has been increased to 20% of the purchase price, capping at $30,000 to eligible first time homebuyers.”
Homebuyer Down Payment Assistance Program
“Assists low-to-moderate-income persons and families with down payment/closing costs. Provides up to a $10,000 loan at zero percent interest.”
Affordable Housing 10% Loan Assistance Program
“The Affordable Housing 10% Loan Assistance Program is designed to assist potential low to moderate income1, first time homebuyers with downpayment / closing costs. Loans of up to 10% of the sales price of the home may be available to qualified borrowers meeting program guidelines.”
HOME Downpayment Assistance Program
“The HOME Downpayment Assistance Program is designed to assist potential low to moderate income1, first time homebuyers with downpayment assistance to purchase a home within the incorporated City Limits of Greenville. A No Interest Forgivable Loan of up to 20% of the sales price of the home with a cap of $20,000.00 may be available to qualified borrowers meeting program guidelines.”
West Greenville University Area
“The City of Greenville Homebuyer Assistance Program for the West Greenville and University Areas provide funds for flexible gap financing and closing costs associated with the purchase of homes in the East Carolina University and West Greenville Redevelopment area communities.”
Homebuyer Assistance Program
“For households with incomes at or below 80 percent of the area median income (AMI). Assistance amount up to $15,000, with a $5,000 bonus if home purchased is located in a designated reinvestment or redevelopment area.”
Homebuyer Assistance Program – Public Service Heroes
“For Public Service Heroes with household incomes above 80 & below 120 percent AMI. Assistance amount up to $15,000, with a $10,000 bonus if home purchased is located in a designated reinvestment or redevelopment area. Must be an employee of the City of Greensboro, Guilford County, or Guilford County public school system, or active duty military or military veteran”
Homebuyer Assistance Program – #100Homes
“For #100Homes with household incomes above 80 & below 120 percent AMI. Assistance amount up to $10,000, with a $5,000 bonus if home purchased is located in a designated reinvestment or redevelopment area.”
Down-payment Assistance Program (DAP)
“Maximum loan amount is $5,000; Funds used towards closing cost cannot be more than $2,500. Deferred forgivable, loan is considered a second mortgage.”
GAP or Combination GAP and DAP Program
“Maximum GAP loan is $20,000. Maximum combination GAP & DAP loan is &25,000. Loan is secure with a first, second, (or third, if USDA, Rural Development) mortgage.”
Affordable Homeownership Opportunity Program (AHOP)
“The Community and Economic Development Department provides eligible mortgage-ready homebuyers with funds to assist with down payment and closing costs associated with purchasing their first home.”
Individual Development Accounts (IDA) Program
“A 1:2 or 1:4 match savings program to encourage participants to save $2,000 of their own funds and receive $2,000 or up to $4,000 upon completion of the IDA program.”
Down Payment Assistance
“Down payment assistance is available to income eligible first-time homebuyers. Funding can be used to pay closing costs, lender required down payment, and prepaid expenses. Families living in Monroe, NC and purchasing a home in Monroe, NC can potentially receive up to $7,500.
Home Ownership Pool (HOP)
“The City of Wilmington, in partnership with local banks, is pleased to offer the Home Ownership Pool (HOP). This loan program is for low-to-moderate income households looking to achieve the benefit of home ownership. HOP provides up to $25,000 in down payment assistance for eligible participants. Property MUST be purchased within the city limits of Wilmington in this loan program.”

Single Family Housing Direct Home Loans
