Located in the western region of the United States, Nevada is the 36th state in the Union. It is also the driest state in the country and home to Death Valley, the hottest place on Earth.
The state’s capital is Carson City and the largest city is Las Vegas. With a population of more than 3 million people, Nevada boasts a homeownership rate of 60.3% (2022-U.S. Census Bureau).
DPA programs across the country continue to make homeownership possible for many. Below is a list of programs available in the state of Nevada. Also, combining programs may be possible, so be sure to inquire.
Home First
“Home First, the newest homebuying program from Nevada Housing Division, is making ownership possible for first-time homebuyers throughout Nevada. $15,000 down payment assistance.”
HIP – First-Time Homebuyers
“HIP (Home is Possible) For First-Time Homebuyers offers interest-free down-payment assistance with a competitive interest rate to give buyers more buying power. Down payment assistance up to 4% of total loan amount.”
HIP – Teachers
“This homebuyer program is like extra credit for teachers who help make Nevada a great place to live. Down payment and closing cost assistance up to $7,500.”
Home At Last™
“This is the original sauce here, folks. Our “flagship program.” The one that started it all. HAL, as we like to call ‘er for short, has helped thousands and thousands of families since 2006, and the flag continues to fly with a generous income maximum, no first-time homebuyer requirement and customizable loan options for all kinds of homebuyers.”
Home Means
“Home Means Nevada Rural Down Payment Assistance is a limited-time program that opens the door to $15,000 in forgivable down payment assistance. Must be first-time, rural homebuyers (haven’t owned a home within the past three years). This program can be paired with a Mortgage Credit Certificate (MCC).”
Buy in Nye Homeownership
“This limited-time program opens the door to two forgivable Down Payment Assistance (DPA) options offered exclusively in Nye County:
Option 1) $16,000 DPA
Option 2) $5,000 DPA
This program can be paired with a Mortgage Credit Certificate (MCC).”
The Mortgage Credit Certificate (MCC)
“The MCC provides qualified homebuyers with an annual federal income tax credit equal to roughly 20% of the mortgage interest paid, every year for the life of the loan.”
Down Payment Assistance
“Amount of the Down Payment Assistance is a maximum of $10,000. Eligible closing costs may be included in this amount, they may include loan origination fees, appraisal, credit report, title search, escrow fees, document preparation, reserves, and inspection costs.”
Eligible Counties: Carson, Churchill, Douglas, Elko, Esmeralda, Eureka, Humboldt, Lander, Lincoln, Lyon, Mineral, Nye, Pershing, Storey, White Pine
Culinary & Bartenders Housing Partnership Down Payment Assistance Program
“The Culinary & Bartenders Housing Partnership Down Payment Assistance program is designed to assist Culinary and Bartender Union members with up to $20,000 in assistance for down payment, closing costs and principle buy-down. To qualify, the member must be a first-time homebuyer, must work at a participating property, and must have worked over 2000 hours within the past three years. The assistance is available for a home purchase in Clark County or Nye County.”
WISH Down Payment Assistance Program
“This program offers up to $22,000 for down payment, closing costs and principal reduction. The program provides a 4-to-1 matching grant based on the buyer’s contribution. “
City of North Las Vegas HOME Program
“The City of North Las Vegas HOME Program provides first-time homebuyers down payment assistance up to $14,999 for a purchase within the City of North Las Vegas.”
WISH Down Payment Assistance Program
“WISH down payment assistance is available on a first come, first-serve basis, as long as funds are available. WISH provides a 4 to 1 match, up to a program maximum of $29,000.”

WISH First-Time Homebuyer Program
“In 2023, the WISH Program offers eligible low- to moderate-income households 4-to-1 matching grants of up to $29,172, which is the Federal Housing Finance Agency’s annual maximum subsidy limit. WISH funds can be applied to downpayment and closing costs for the purchase of a home. WISH grants help working families and individuals move from renting to owning and can complement or supplement many local, state, and federal homeownership programs and initiatives.”
Single Family Housing Direct Home Loans
“Also known as the Section 502 Direct Loan Program, this program assists low- and very-low-income applicants obtain decent, safe and sanitary housing in eligible rural areas by providing payment assistance to increase an applicant’s repayment ability. Payment assistance is a type of subsidy that reduces the mortgage payment for a short time.”
