Located in the southern United States, Mississippi is the 20th state in the Union and is nicknamed The Magnolia State due to its magnolia trees. It is also considered to be the birthplace of American blues music.
The state’s capital and largest city is Jackson. With a population of nearly 3 million people, Mississippi boasts a homeownership rate of 73.1% (2022-U.S. Census Bureau).
DPA programs across the country continue to make homeownership possible for many. Below is a list of programs available in the state of Mississippi. Also, combining programs may be possible, so be sure to inquire.
Smart6
“30-year fixed rate mortgage with $6,000 second mortgage at 0% interest with principal due upon property sale, loan repayment or loan maturity.”
Mortgage Revenue Bond 7 (MRB7)
“30 year fixed rate mortgage with a $7,000 10-year deferred second mortgage. Credit Score requirements based on participating lender guidelines.”
Mortgage Credit Certificate (MCC)
“Mortgage Tax Credit equal to 40% of the annual interest paid on the mortgage loan, therefore reducing the borrowers federal tax liability. Can be added to any mortgage product except MRB7.”
Housing Assistance for Teachers (HAT)
“Grant funds up to $6,000 to assist with mortgages for Mississippi certified public school teachers in select areas of the state.”
Down Payment Assistance Program
“Mississippi Home Corporation sponsored Smart Solutions Premium. Provides a grant that is 4% of loan amount with NO repayment and NO deed restrictions.”
Home Loan Plus
“Mississippi Home Corporation sponsored grant that is competitive, $25,000 over a 5 year period (with a deed restriction) that is forgiven after 5 years.”
Home Equity Loan Program
“Mississippi Home Corporation sponsored grant that is competitive, $25,000 over a 5 year period (with a deed restriction) that is forgiven after 5 years.”
Homebuyer Assistance Program
“The program offers Down Payment Assistance to ensure affordability based on the needs of the family. Eligibility is based upon annual household income at or below 80% of the area median income (AMI).”
Down Payment Assistance Grant
“JHA currently offers a downpayment assistance grant through the Federal Home Loan Bank.”
Section 5(H) Homeownership Program
“No more than 35% of income can go towards monthly housing costs. Must meet income eligibility requirements of 80% or less of area median income. Must be first-time homebuyer. Purchaser must contribute at least 1% down payment. Houses must be located in the City of Jackson.”
HCV and Homeownership
“A family with a Housing Choice Voucher may use it to purchase a housing unit under construction, new, existing, or manufactured housing. The mortgage payment, subsidized for up to 15 years, consists of the family’s income and subsidy from the voucher.”
Mississippi Employer-Assisted Housing Teacher Program
“The Mississippi Employer-Assisted Housing Teacher Program is a special home loan program that is available to licensed teachers who render services in geographical areas of the state that are designated by the State Board of Education as having a critical shortage of teachers. A maximum loan amount of $6,000 will be available to eligible teachers to assist in paying closing costs associated with the purchase of a house.”
HOME Downpayment Assistance for First Time Homebuyers
“The City of Hattiesburg’s Down Payment Assistance Program provides a forgivable loan up to $20,000 to be used as a down payment and/or closing costs* toward the purchase of a home.”

Homebuyer Equity Leverage Partnership (HELP) program
“Through member institutions, HELP assists low-income-qualified, first-time homebuyers with down payment assistance and closing costs.”
Single Family Housing Direct Home Loans
“Also known as the Section 502 Direct Loan Program, this program assists low- and very-low-income applicants obtain decent, safe and sanitary housing in eligible rural areas by providing payment assistance to increase an applicant’s repayment ability. Payment assistance is a type of subsidy that reduces the mortgage payment for a short time.”
