Michigan Down Payment Assistance (DPA) Programs

Located in the upper midwestern United States, Michigan is the 26th state in the Union. A few interesting facts: Michigan boasts the largest forest system in the country, covering 52% of its land (18.5 million acres), as well as more miles of freshwater shoreline than any other state. The state’s capital is Lansing and the largest city is Detroit. With a population of more than 10 million people, Michigan boasts a homeownership rate of 74% (2022-U.S. Census Bureau).

DPA programs across the country continue to make homeownership possible for many. Below is a list of programs available in the state of Michigan. Also, combining programs may be possible, so be sure to inquire.

Michigan State Housing Development Authority (MSHDA)

MI Home Loan

“The MI Home Loan program is a mortgage product that is available to first-time homebuyers state-wide and repeat homebuyers in targeted areas.”

MI DPA Loan

“MI DPA Loan: down payment assistance up to $7,500 available statewide.”

MI 10K DPA Loan

“MI 10K DPA Loan: down payment assistance up to $10,000 available in 236 zip codes.”

Mortgage Credit Certificate Program

“The Mortgage Credit Certificate (MCC) program provides housing assistance by issuing a federal tax credit to first-time homebuyers statewide and repeat homebuyers in targeted areas. Qualified homebuyers can credit 20% of their annual mortgage interest paid against their year-end tax liability. A tax credit is a dollar-for-dollar reduction in tax liability.”

Down Payment Assistance (DPA) Program

“Assistance is based on need and is not to exceed $14,999. It is available to each eligible household for down payment and reasonable closing costs incurred in the purchase of property located within the Lansing city limits.”

City of East Lansing & Capital Area Housing Partnership

“Up to $30,000 in assistance available.Home must be within City of East Lansing city limits.”

City of East Lansing Employee Homeownership Program (EHOP)

“Up to $10,000 in assistance available for a home located in a target East Lansing neighborhood.”

City of Detroit Housing & Revitalization Department

Downpayment Assistance Program

“You may qualify for up to $25,000 in downpayment and closing cost assistance when buying a home.”

Genesee County Metropolitan Planning Commission

Down Payment Assistance Program

“Genesee County, working in partnership with local financial institutions, will provide down payment and closing cost assistance to low and moderate income first-time home buyers purchasing residences.”

Northwest Michigan Community Action Agency (NMCAA)

Down Payment Assistance Program

“Limited Time Offer! NMCAA is offering a Down Payment Assistance Program! $3,000.00 in Down Payment Assistance (DPA) per household, the household must bring at least $1,000.00 of their own funds to closing.”

Wayne County Department of Economic Development Housing Division

First Time Home Buyers Program

“Wayne County offers first time homebuyers down payment and closing cost assistance when purchasing a home in any of the 37 participating communities. The assistance comes in the form of an interest-free deferred loan that is due upon the sale of the property by the loan recipient. For an existing property, the loan amount is $5,000. For a newly constructed home, the loan amount is $10,000.”

Grand Rapids Community Development

Homebuyer Assistance Fund

“The Homebuyer Assistance Fund (HAF) program offers up to $7,500 for low- and moderate-income homebuyers. Buyers can use the money for down payment, closing costs, and prepaid expenses.”

Portage Department of Community Development

Down Payment Assistance Program

“Deferred loans up to $3,000 with no interest charges are available to assist with up to 50% of the required down payment and eligible closing costs for the purchase and occupancy of a home within Portage city limits. As an additional incentive, up to a total of $5,000 will be provided to homebuyers who purchase and occupy a vacant foreclosed home or a vacant home that was previously renter-occupied.”

Homeownership Opportunities Program (HOP)

“The Homeownership Opportunities Program (HOP) is a grant to help qualified first-time home buyers with down payment, closing and housing counseling cost assistance.”

USDA Rural Development

Single Family Housing Direct Home Loans

“Also known as the Section 502 Direct Loan Program, this program assists low- and very-low-income applicants obtain decent, safe and sanitary housing in eligible rural areas by providing payment assistance to increase an applicant’s repayment ability. Payment assistance is a type of subsidy that reduces the mortgage payment for a short time.”
