Down Payment Assistance
“You may be eligible for down payment assistance of 10% of a home’s purchase price, up to either $50,000 or $30,000, depending on where you’re buying.”
MI Plus Job-Loss Protection
“MI Plus helps homeowners pay their mortgage if they lose their job, providing up to $2,000 per month to cover principal and interest payments for up to six months. The benefit is offered at no additional cost on all loans insured by MassHousing.”
$2,500 Closing Credit for Veterans and Service Members
“Members of the National Guard or Reserves, active-duty military, veteran or Gold Star Families may be eligible for a $2,500 closing cost credit!”
Purchase and Renovate with One Loan
“MassHousing financing may be used to cover the cost of both purchasing and renovating a home.”
ONE Mortgage Program
“If you are a first-time homebuyer, the ONE Mortgage Program is for you. ONE Mortgage offers you the comfort of knowing your mortgage is financially sustainable.”
MassDREAMS Program
“MassDREAMS (Delivering Real Equity and Mortgage Stability) is a federally funded grant program designed to provide eligible first-time homebuyers who currently reside in a Disproportionately Impacted Community with up to $50,000 in down payment and closing cost assistance for the purchase of a primary residence anywhere in the Commonwealth of Massachusetts.”
ONE+Boston
“ONE+Boston combines City of Boston funds with the affordable features of ONE Mortgage to increase the buying power for income-eligible, first-time Boston homebuyers purchasing a home within the City.”
Affordable Condominiums for First Time Homebuyers
“Arlington’s zoning requires all new developments with six or more units to include 15% affordable to households earning low and moderate incomes. Purchase prices are typically around $200,000, with resale prices restricted. Purchasers are selected by lottery, and must attend a class for First Time Homebuyers.”

HOME Program Down Payment Assistance
“The NSC offers Down Payment Assistance loans (up to $7,500) to income-eligible First Time Homebuyers (one who has had no homeownership interest in a principal residence during the past 3 years OR a displaced homemaker or single parent who has only owned a home with a former spouse while married).”
First-Time Homebuyer Program
“The First-Time Homebuyer Program provides income-eligible homebuyers in Boston with financial assistance.
For qualified households, the grant amount is five percent of the purchase price (maximum of $50,000 for with those with income less than 100 percent of AMI, maximum of $35,000 for those with income between 101 and 135 percent of AMI), plus closing costs if applicable.”
ONE+Boston Homebuyer Program
“ONE+Boston offers the lowest fixed interest rates available for a 30-year mortgage. Additionally, it provides access to downpayment and closing-cost assistance. The City wants to increase the buying power of income-eligible, first-time homebuyers purchasing a home within the city of Boston.”
Neighborhood Homes Initiative
“The Neighborhood Homes Initiative uses City-owned land to create affordable homeownership opportunities for Boston homebuyers.
Homes will be priced between $250,000 – $400,000, and will be affordable to households with a combined income between $60,000 – $100,000. The affordable homes produced through the initiative have a 50-year resale restriction.”
First Time Homebuyer Down Payment Assistance Program
“The FTHP offers a maximum of $15,000 financial assistance through a zero-interest deferred loan, repayable in the event of property transfer of ownership or loan refinancing (except for rate and term of the loan). The approval for funding is based on the amount of assistance needed at the mortgage closing. The funds are subject to availability.”
Down Payment Assistance
“The City of Cambridge offers downpayment and closing cost assistance to income-eligible first-time homebuyers purchasing a home in Cambridge. Buyers may be eligible for assistance of up to 6% of the purchase price.”
HomeBridge
“HomeBridge is a program to assist first-time homebuyers to purchase a home in Cambridge. Eligible buyers receive financial assistance for a portion of the price of the home; in exchange, they enter into an affordable housing restriction. The program provides 50% of the purchase price for a three-bedroom unit; 45% for a two-bedroom unit; and 40% for a one-bedroom unit.”
Homeownership Resale Pool
“There are more than 500 affordable homeownership units in the City of Cambridge. When a current owner decides to sell their unit, a new buyer is selected from the Homeownership Resale Pool administered by the Housing Division.”
Homebuyer Assistance Program
“The Homebuyer Assistance grant program is offered by the Affordable Housing Trust with the support of Easton’s Community Preservation Fund. Grants are provided to assist moderate-income households with the purchase of a home in Easton. These grants help make home ownership a reality for working families and individuals, many of whom are priced out of Easton’s real estate market.”
HomeBuyer – HOME Program
“Up to $10,000 is available for downpayment and closing costs. Homebuyer assistance portion of the loan is deferred for the affordability period as long as the borrower complies with the Program regulations during the affordability period. Then, the loan will revert to a grant.”
First Time Homebuyer Program
“Our First Time Home Buyer Down Payment Assistance Program offers 50% of the required down payment and/or closing cost assistance to income-qualified buyers. You may be eligible for a loan up to $15,000 depending on your financial need, purchase price, and lending requirements.”
First Time Homebuyer Downpayment Assistance Program
“The First Time Homeowner Downpayment Assistance Program provides up to $7,500 for downpayment and/or closing costs for eligible first time homebuyers purchasing a property located in the Mount Washington neighborhood and up to $6,000 for properties in the Lower Acre Neighborhood, one of two targeted low and moderate income inner-city Haverhill neighborhoods as established by HUD based on US Census data.”

“The Borrower’s Assistance Program (BAP) is a program administered by the Holyoke Housing Authority that can help first-time buyers who are purchasing a home in Holyoke with downpayment/closing cost expenses up to $4,999.”

First time homebuyers can receive up to $7,500 towards these costs for a single family home or condo.”

“This program offers down payment and closing cost assistance, rehabilitation assistance and gap financing to enable income eligible applicants to own their first home. One to three family properties are eligible.”

“The City of Quincy participates in the South Shore HOME Consortium’s First Time Homebuyer Program. The Program provides 0% interest, deferred payment loans to qualifying households that are purchasing a single-family home, condominium, or townhouse in Quincy, Braintree, Holbrook, or Weymouth.”
First-Time Homebuyer Downpayment Assistance Loan Program (FTHB)
“Downpayment assistance is available for low- and moderate-income first-time homebuyers through the City of Salem’s First-Time Homebuyer Downpayment Assistance Loan Program (FTHB). The FTHB Program requires matching funds and can be used for properties in the City of Salem only.”
Closing Cost and Down Payment Assistance
“The Housing Division and the Affordable Housing Trust Fund offer three programs to help first-time homebuyers in the City. You must be a first-time homebuyer with an eligible income to qualify. We give preference to current residents, though anyone is welcome to apply.
First-Time Homebuyer Program
“The First-Time Homebuyer Program provides deferred-payment, zero-interest loans to income eligible first-time homebuyers for the purchase of a single-family home, condominium, or townhouse in Weymouth. Downpayment assistance between 1.5% and 9.0%, up to $20,000, may also be available to eligible homebuyers.”

“The City of Worcester’s Down Payment Assistance Program is a federally funded program through HUD Community Development Block Grant funding that provides first time income qualified homebuyers with up to $5000 in down payment and closing cost assistance.”
Closing Cost and Down Payment Assistance
“The Down Payment and Closing Cost Assistance Program provides down payment and closing cost assistance of up to $4000 for income-qualified first-time homebuyers purchasing a home in Springfield.”
Purchasing City-Owned Property
“The City becomes owner of homes and vacant lots when owners fail to pay taxes. The City’s priority for these properties is to transfer them to the ownership of responsible City residents to live in the homes or take over adjacent lots to make a bigger yard.”

Equity Builder Program
“The Equity Builder Program (EBP) offers grants to help buyers earning up to 80% of the area median income with down-payment, closing cost, and home rehabilitation assistance, and homebuyer education and counseling.”
Housing Our Workforce
“Housing Our Workforce (HOW) offers grants to help homebuyers earning above 80% and up to 120% of the area median income with down-payment and closing cost assistance.”
Single Family Housing Direct Home Loans
“Also known as the Section 502 Direct Loan Program, this program assists low- and very-low-income applicants obtain decent, safe and sanitary housing in eligible rural areas by providing payment assistance to increase an applicant’s repayment ability. Payment assistance is a type of subsidy that reduces the mortgage payment for a short time.”
