DPA programs across the country continue to make homeownership possible. Below is a list of programs available in the state of Alabama. Also, combining programs may be possible, so be sure to inquire.

Step Up
“Step Up is a homeownership program designed specifically for moderate-income home buyers who can afford a mortgage, but need help with the down payment. Amount of assistance is 4% of the sales price up to $10,000.”
Affordable Income Subsidy Grant
“In addition to the down payment assistance currently offered through Step Up, the HFA Advantage product provides eligible borrowers a grant to help with closing costs.”
Mortgage Credit Certificates
“Qualified homebuyers will receive a larger federal tax break or tax refund each year or benefit from immediate savings by updating the withholdings on their W-4 form. MCCs may be paired with AHFA’s Step Up program or any other 30-year, fixed-rate, amortizing mortgage offered by a participating lender.”
DECATUR H.O.M.E. (Decatur Home Ownership Made Easier)
“The City of Decatur will pay ½ of minimum required down payment or the entire minimum required closing costs, some including prepaids.”
HUD HOME Program
“The HUD HOME program is designed to provide Affordable Housing to low and moderate income persons. HOME funds are typically used as follows: new construction, rehabilitation, and direct assistance to home buyers.”
Single-family HOME Ownership Program
“The Single-family HOME Ownership Program provides newly built 3 Bedroom/ 2 Bath houses with spacious, open floor plans in the Terry Heights & Edmonton Heights Neighborhoods to qualifying applicants. Applicants must be first-time home buyers and meet certain income qualifications.”
Down Payment Assistance Program
“The program provides up to $7,500 towards down payment and closing costs based on each individual homebuyers needs. Applicants must meet certain eligibility requirements and be prepared to commit to living primarily in the property for a minimum of five years.”
First Time Home Buyers’ Program
“The City of Mobile’s First Time Home Buyers’ Program is a homeownership program designed to help income eligible households with down payment and closing costs assistance to purchase a home within the City of Mobile.”
COVID Response – Down Payment Assistance (DPA) Program
“This DPA Program provides funding that assists families and individuals on the front lines of the COVID Pandemic realize their dreams of homeownership.”
Down Payment Assistance (DPA) Program for First-time Homebuyers
“Up to $10,000 in assistance is available to qualified individuals/households towards the purchase of a single family dwelling located within the designated Mobile County geographic area.”
Affordable Homes Program
“HACP’s services are designed to assist current HACP residents, HCV participants and low to moderate income families become homebuyers. HACP provides counseling and economic development services to help residents take advantage of homeownership opportunities.”
HOME Investment Partnerships (HOME)
“Grant funds have been used to assist very-low, low and moderate-income persons/households by providing much-needed affordable housing and down payment assistance for first-time home buyers.”
Housing Choice Voucher (HCV) Homeownership Program
“The HCV Homeownership Program provides opportunities for current HCV program participants to become homeowners. Participating families must meet HUD and MHA program requirements. Monthly mortgage assistance is provided for first-time home buyers. “
NeighborhoodLIFT Program
“Provides eligible homebuyers with matching funds up to $7,500 in down payment assistance on qualified properties.”
Homeownership Loan Program
“This program is available city wide to low-moderate income- persons, preference given to buyers in the Jeter Avenue Target Area. Grants for 50% of lender required down payment (not to exceed $6,000 per participant) will be provided by the City of Opelika.”

First-time Homebuyer Product (FHP)
“The First-time Homebuyer Product (FHP) provides up to $12,500 in funds for the down payments and closing costs of first-time homebuyers.”
Single Family Housing Direct Home Loans
“Also known as the Section 502 Direct Loan Program, this program assists low- and very-low-income applicants obtain decent, safe and sanitary housing in eligible rural areas by providing payment assistance to increase an applicant’s repayment ability. Payment assistance is a type of subsidy that reduces the mortgage payment for a short time. No down payment is typically required.”
